In addition to that you should have at least another 300 suspects to work with and convert to prospects. All of this takes personal contact strategy and implementation. This is not something that you can pass to your sales manager or office principal. It’s a personal thing requiring commitment and consistency.

To establish a solid client relationships the following business model is useful:

  1. Identify the key properties in your local area and seek out the property ownership detail in each respect. Contact will need to be made with those people.
  2. Review the history of all local and major property transactions over the last five years and create a list of relevant property investors. They will be the sellers or buyers of property in each case. These are people that you will need to personally contact and meet with. It is likely that they will act again one day. It will take you some time to build trust and connection with these people, but do not give up.
  3. Create a list of essential target relationships to be established and nurtured from key people and businesses in the region of your property activity.
  4. Cold call prospecting should feature as part of your business model. Each and every working day at least 50 calls should be made. 50% of those calls should be to new people that you have not spoken to before.
  5. Establishing face to face meetings where ever possible with qualified contacts.
  6. Some clients or prospects will be repeat purchasers. Understanding their needs will be part of the ongoing contact process.
  7. Maintain contact with the local business community constantly an regularly. The larger businesses in your local area may own or rent property. Either way they are sources of market intelligence and listing opportunity for sales or leasing.
  8. Some local businesses will have essential property criteria as part of their business model. Identify these needs and capture them in a database.
  9. Have a number of contact tools and processes which make your repeat approaches to your clients and prospects relevant and informational. You can use newsletters, flyers, brochures, success letters, market trends and information briefings, presentation nights, and having regular ‘one on one’ coffee meetings with your prospects.
  10. Professional people associated with the property industry are also good sources of sales and leasing leads. The people you should maintain contact with here are typically solicitors, property lawyers, engineers, quantity surveyors, property valuer, accountants, and bankers or financiers.

Boost Your Cold Calling Results in Commercial Real Estate

To make your prospecting system work for you in commercial real estate, you really do need to systemise it and set some priorities. Systems help build the future; random undirected action does little for you as a commercial real estate agent.

When you set the priorities you will not be wasting your time on things that don’t matter or perhaps have little results and conversions for you. It’s tough enough finding the time to prospect every day, let alone spending time on things that are not good converters of business opportunity for you.

So what can you do here? You can set a plan up that keeps you focused on the highly converting prospecting processes. You need new business to make your career work for you and prospecting is the key to pulling it all together.

Here is a priority model used by salespeople that I have helped in shaping their market share.

  1. Practice your call pitch for 30 minutes at 8:00am every day. This single one fact will help you convert more people faster to opportunities.
  2. Start the day with cold calls to new people. This should happen for a period of 2 hours. Start your calls at 8:30am.
  3. It will take you 30 minutes to build momentum as part of the call contact process. After 30 minutes you will be comfortable with what you are doing and the conversations will flow. The calls will get easier.
  4. Remove any meetings from the start of a business day. That includes team meetings. Focus on prospecting before anything else. Don’t let other people waste your prospecting time.
  5. Any follow up calls to established contacts should happen later in the day outside of your prospecting time. Create a habit of prospecting for new business. Don’t let existing customers or contacts derail your prospecting system.
  6. Towards the end of the day you should enter the results of the calls into your database. Perhaps you can do that as you are making the calls; the data does however have to be entered and you must take responsibility for that.
  7. End the day with research related to new prospects that you are to call tomorrow. Who are they and why are you calling them. You will need to know those facts as part of the process.

So these are some very rigid rules. When you stick to them you will find that opportunities develop. In any market and at any time the business is out there; it is just a matter of opening up the relationships with the right people.

But you can’t really just try it out – not if you want to make it work. You’ve got to make a commitment; Internet marketing is similar to traditional marketing in that it is difficult to predict what will work in your target markets and what won’t. As with anything else in business, there are no guarantees of success.

Broaden Your Approach

With a base template, all you need to do is swap in new content each time you want to send to your list. All of your emails will be consistently branded and polished if you take the time to do it right.

Your Return on Investment

These set-up activities will pay off in the long run. Yes, it’s more upfront cost, but once it’s all in place, subsequent campaigns will be mostly execution and reporting. And you don’t have to include their full cost in the Return on Investment (ROI) calculation – you can amortize them over a year or more to more accurately represent the value of your campaigns.

Approach Internet marketing with the knowledge that it is a cost-effective, flexible set of options to reach your market. But know that just because you can measure results, there is no guarantee of good results. By making an investment in the foundation activities and taking advantage of the intelligence that measurement provides, each campaign teaches you about the market and your user’s behaviour so subsequent campaigns can be that much stronger – every time.

Riding, Running and Rebounding For Health and Fitness

What do horseback riding, cycling and running all have in common? Simple! They all require a strong, lifted core to execute and maximize the exercise. That means that rely on the use of the abdominal center, erectors of the back and spine, tuck of the butt and lift of the lower back to maneuver and they also require/benefit from open, lifted and proud shoulders.

It also should come as no surprise that the cross-training benefits of yoga and pilates, in building core strength, re-aligning musculature and developing mind-body connections are transferable to these exercise disciplines. What might surprise and delight is the use of a rebound exercise tool, the Kangoo Jumps, as a recommended resource for the devotee of riding, cycling and running to maximize cardiovascular training and effectiveness.

A young woman wrote to me recently, looking for a way and a recommendation as to how she could put less stress on her body (knees, joints, ankles, hips) while gaining aerobic and cardiovascular conditioning. As an exceptionally active person, the older I got, the more pounding, I experienced on my knees, heels and hip joints and less and less I enjoyed running 3 miles, 2x week to keep my weight in check. As a result, last spring, I bought a pair of Kangoo Jumps and totally eliminated the pain (and recovery) in each and everyone one of my workouts. For that reason, I recommended the same option to her.

Dental Insurance And Individual Health Plans

You could rarely find and buy individual health plans that also cover dental hygiene. There is useful information that people should know particularly if they consider buying the policies separately.

You May Be Statistically At Risk For A Payday Loan

Recently, there has been a lot of talk about percentiles. With the presidential election on the horizon, Americans are being flooded with percentages and many are drowning in confusion. Payday loan lenders have been inundated with borrowers who are trying to stay on top of their bills. A deluge of mass media has emerged to cover the politic elections, surfacing statistical claims about economic differences among the American population and submerging any consistent sense of where one fits into the fiscal scheme of things.

These statistics raise questions that come with a lot of political baggage: Am I one of Occupation Wall Street’s 99 %? Am I one of Mitt Romney’s 47% who rely on federal benefits? And, if so, is this a bad thing?

These ‘factual’ numbers, which are meant to act as clear, logical backing for political campaigns, are leaving many Americans mystified, obscuring political agendas behind a silk-screen of percentages.

Let’s face it; politicians employ these statistics, which may or may not be whole truths, to inspire voters to stand up for a cause–their cause. Among the aforementioned percentages, there is one common denominator: they all target or discuss an audience of low income families. In some cases, these statistics are used to draw attention to discrepancies between high and low income families, while others demonize those in the low income demographic as moochers and/or freeloaders.

Yet, another statistic that has not been addressed in the campaigns but that directly relates to low income families is the number of households in this demographic that utilize payday loan services. A PEW survey recently exposed that 72 % of payday loan borrowers have a combined family income of less than $40,000 per year. Clearly, those in lower income demographics are more inclined to borrow these high interest loans, which they are required to pay off at their own expense.

It is easy to comprehend the reasons that those in low income families are more inclined to borrow–utility bills need to be paid, children need to be fed and clothed, cars need to be in working order and fueled up. This becomes even clearer when considering that most payday loans are taken out to accommodate recurrent, necessary life expenses. Evidently, many low income American families are treading water, relying on temporary safety rafts, like payday loan lenders, to stay afloat, and getting closer and closer to a tidal wave of unavoidable debt.

This raises the questions: do the aforementioned political percentages and statistics accurately represent low income families who are relying on payday loans?

To answer the question, statistics rarely speak for themselves. Yes, over 40 % of Americans rely on federal benefits, but it is important to note that this percentage is largely made up of impoverished families, mothers with young children, and senior citizens. Without such services, more people from these demographics would be pushed to rely on payday loans and cash advances, furthering their debt and making them more susceptible to extreme financial circumstances, such as bankruptcy, which ultimately costs tax payers a great deal of money. It is important to note, additionally, that a person must be employed to take out a payday loan, challenging the idea that the low income families and individuals who rely on such services are freeloaders.

In short, not only is the onslaught of political statistics confusing, it is often unreliable, as it only presents a partial picture of the current circumstances of low income American families–a demographic which makes up a significant portion of the American population.

People like the freedom of having their own vehicle to drive about in, at home or when they travel, and the tendency is to book a rental car when you are away. But freedom comes with a price and it depends where your travel destination is as to whether you’re best to rent a car or take a taxi.

Car rentals are convenient, to be sure, but the costs add up quickly (don’t forget insurance and occasional peak-season added fees), unless your airline points cover all or most of the cost; even then, in large cities gasoline and parking is very costly, and that is not usually included in credit card or airline rewards perquisites.

When does a rental car make sense? If you live in North America (and can’t drive across the Atlantic Ocean!) and are vacationing in Italy, for example, landing in Rome and taking a motorcar tour of Tuscany and other regions from there, your only other viable option is the train. Like anywhere else, gasoline in Europe is expensive, but you can’t take a full driving holiday in a taxi. But don’t forget, there are guided tours and some taxi drivers will gladly spend a day with you, exploring San Gimignano; they are often the best tour guides, full of information about their homeland. And driving in other countries can be a harrowing experience, especially if it involves driving on the opposite side of the road than you are accustomed to!

Plan your itinerary, do an accurate cost comparison and decide whether a taxi or car rental, or combination of the two, is the cheapest way to get around when you reach your destination.
